Flooring

Flooring at a published price per square foot.

We install LifeProof luxury vinyl plank and refinish the floors you already have. Both are priced by the square foot, so you know the number before we start.

Reliable work done fast.

Most flooring quotes are a mystery until somebody comes to your house. Ours are not: the rate is printed on this site, so you can measure the room, multiply, and know roughly what the job costs before you ever call us.

We install LifeProof luxury vinyl plank, which is the material we use in our own rental turnovers because it survives tenants, water, and dogs. We also refinish hardwood that is worth saving. Either way the subfloor gets checked first, because a beautiful floor laid over a bad subfloor is a callback waiting to happen.

What you get

  • Our rate is on the website: you can do the math yourself.
  • LifeProof luxury vinyl plank, supplied and installed.
  • Subfloor checked and prepped before anything is laid.
  • Trim and transitions finished, not left for someone else.

Price this one yourself with the estimate tool on our contact page, then have us confirm it on site.

Questions we get

Flooring, answered.

How much does vinyl plank flooring cost per square foot?

Ours is $8.00 a square foot, supplied and installed, and that includes pulling the old floor and the transitions. A 400 square foot room is about $3,200. The estimate tool on our contact page does the math for you.

Is it cheaper to refinish my hardwood than replace it?

Usually, yes. Refinishing is $2.25 a square foot against $8.00 to install new plank. If the boards are sound and thick enough to sand, refinishing is the better deal and we will tell you so.

Can you lay vinyl plank over my existing floor?

Often, yes, if it is flat and sound. We check the subfloor before quoting. Laying over a soft or uneven floor is how you get flex and separated seams a year in.

Why LifeProof specifically?

It is waterproof, it holds up to tenants and dogs, and we use it in our own rental turnovers. We are not going to put something in your unit that we would not put in ours.

Do you move the furniture?

Yes. And if the room needs to be emptied entirely, our junk removal crew handles that as part of the same job.

How long does a room take?

Most single rooms are a day. A full apartment is usually two to three, depending on subfloor prep.

Where we fit

We are not the cheapest bid, and we do not pretend to be.

There is always a lower number. It usually comes from skipping the permit, skipping the prep, or sending one person to do four trades. That work fails later, and the second crew costs more than the first one saved. We are a licensed construction company: the same people who build houses from the lot are the ones who clear your unit and lay your floor. You get a builder's standard on a turnover's budget.

Above board

Permitted, inspected, signed off.

01

Permits Pulled

We file with the city and pull the permit before the first swing of the hammer. Licensed and above board.

02

Built to Code

Skilled crews, honest materials, and an inspection at every stage. Nothing gets hidden behind the drywall.

03

Inspected & Signed Off

Final inspection, then your certificate of occupancy. The work is yours, free and clear.
