Interior Turnovers

Apartment turnovers, finished around your showing date.

Everything between an empty unit and a listed one: paint, grouting and tile repair, patched walls, and a make-ready clean.

Reliable work done fast.

Send us a photo

A turnover is a deadline problem before it is a construction problem. The unit has to be empty, painted, sound, and clean by a date somebody already promised a new tenant, and every trade you add is another calendar to coordinate and another company to chase.

We do the whole sequence with one crew: clear the unit out, patch and paint, redo the grout and caulk, lay the floor if it needs one, and hand it back cleaned. One company, one price, one person answering the phone. We are a licensed construction company, so when a turnover turns out to be hiding real damage behind the vanity, the same crew fixes it instead of telling you to call somebody else.

What you get

  • Walls patched and sanded before a drop of paint goes on.
  • Grout and caulk redone, not painted over.
  • A written price per unit, so you can add or drop rooms freely.
  • Booked around your showing date, not ours.

Built for property managers who need a unit turned and listed without a second visit to fix roller marks, and for owners who care what the trim looks like up close.

How it runs

Interior Turnovers, start to finish.

01

We walk the unit

We list what the unit actually needs, room by room, and price it in writing. Photos work if you cannot meet us.

02

Clear, repair, paint

The cleanout, the patching, the grout, and the paint run as one job on one schedule, not four bookings.

03

Cleaned and handed back

A full make-ready clean at the end, so the next thing that happens in the unit is a showing.

What a turnover covers

  • Full interior painting, walls, ceilings, and trim
  • Nail holes, dents, and drywall patching
  • Regrouting tubs, showers, and tile floors
  • Fresh caulk at tubs, counters, and baseboards
  • Door, lock, and hardware replacement
  • Outlet, switch, and fixture swaps
  • Make-ready cleaning, including appliances
  • Carpet and flooring replacement

Priced per apartment, not per hour

Published make-ready cleaning rates are on our contact page, and the painting and repair scope is quoted per unit once we have seen it.

  • Studio through two bedroom
  • Three bedroom
  • Four bedroom

Questions we get

Interior Turnovers, answered.

How fast can you turn an apartment?

A standard one or two bedroom is usually a few days once it is empty, depending on how much repair the walls need. Tell us the showing date and we schedule backward from it.

Do you clear the unit out too?

Yes, and it is the same crew. A cleanout, paint, grout, floor, and final clean is one job with one price. That is the main reason managers use us instead of a painter plus a hauler plus a cleaner.

Do you regrout, or just paint over it?

We regrout. Painted grout looks fine for about a month and then peels in the shower, which is a callback on a unit that is already occupied.

Can you work on an occupied unit?

Yes, for repairs and single rooms. We seal the work area and sweep every evening. A full turnover goes faster on an empty unit, so most are scheduled between tenants.

Do you handle multiple units at once?

We have a crew of over forty, so a building turning several units on the same cycle is normal work for us rather than a stretch.

What if you find damage once the unit is empty?

We photograph it, price the repair separately, and wait for your say-so. Nothing gets added to the bill without you agreeing to it first.

Where we fit

We are not the cheapest bid, and we do not pretend to be.

There is always a lower number. It usually comes from skipping the permit, skipping the prep, or sending one person to do four trades. That work fails later, and the second crew costs more than the first one saved. We are a licensed construction company: the same people who build houses from the lot are the ones who clear your unit and lay your floor. You get a builder's standard on a turnover's budget.

Above board

Permitted, inspected, signed off.

01

Permits Pulled

We file with the city and pull the permit before the first swing of the hammer. Licensed and above board.

02

Built to Code

Skilled crews, honest materials, and an inspection at every stage. Nothing gets hidden behind the drywall.

03

Inspected & Signed Off

Final inspection, then your certificate of occupancy. The work is yours, free and clear.
